Scope of Work

Lead Design Architect and Architect of Record, Interior Design, Experiential Design, Entitlements

Harbor Associates purchased 821 17th Street in November 2017 and tasked Tryba Architects with repositioning the 1907 structure. One of the Four Corners buildings in Dowtown Denver's financial and business district, the Ideal Building was reported to be the first major multi-story building to be built in reinforced concrete west of the Mississippi.

The building has been rechristened The Vault and is conceived of as a repository of local history, memories and innovations. The upper floors of the building were reintroduced into the market providing fresh, light-filled floor plates for a group of carefully selected office tenants. The lower floors are being restored and improved to provide a home for either a market hall retail concept or a marquee anchor office tenant.

The interiors renovation pays homage to the building's history while adding new amenities and improvements for tenants

Office space features a community kitchen, expansive lounge areas, highly functional conference rooms, and sleek private workstations

The overall design reframes historic aspects that create a strong sense of place
